Last Year’s Largest Apartment Developments in Kansas City

A total of 15 new large scale properties were added to the local inventory, with a combined total of 3,047 units in 2015.

 

Kansas City, Mo.—The apartment boom that hit Kansas City in recent years is far from over. From low-rises with a suburban feel to slick, ultra-modern high-rises, multifamily properties have maintained high occupancy rates throughout 2015. The seemingly insatiable demand for apartments for rent in Kansas City is reflected by the increasing cost of rentals. Data collected by Yardi Matrix shows that Kansas City apartments currently cost $837 per month on average, while rentals in post-2010 developments command $1,226 on average. The trend is towards luxurious apartments with almost every amenity available targeting millennials and empty nesters.

     1. The Landing at Briarcliff, 340 units

A development with a very low-density feel, the Landing at Briarcliff—developed by Briarcliff—boasts 340 one-, two- and three-bedroom apartments nevertheless, the majority of which target the market for one-bed dwellings. In line with the trend towards luxury finishes and convenience, all units come with a washer and drier and are fitted with wooden cabinets.      2. One Light, 307 units

High ceilings, floor–to–ceiling windows, luxury appliances and details like quartz backsplashes are indicative of the high-end market that Cordish Companies is targeting with its 307 one- and two-bedroom apartments in Downtown Kansas City. The trend, which is particularly seen with downtown apartments, is to have a fully outfitted business center, and One Light is no exception to this rule.      3. WaterCrest at City Center, 306 units

This 306-unit development by Block Real Estate Services has all the features and amenities that the modern tenant has come to expect. The gym is practically a standard feature in the smartest developments as is the pool and outdoor grill area. Interiors feature large windows and granite countertops, and residents of the one- and two-bedroom apartments each have a private patio or balcony. The large gardens feature pet-friendly areas.      4. Villa Milano, 290 units

Oddo Development’s Villa Milano project illustrates yet another growing trend on the rental apartment market, namely the significant niche that prefers a retro, almost country-house look both inside and out. Interiors feature wood finish cabinets and floors, granite countertops and stainless steel appliances, allowing for modern living with old-world ambiance. The focus of the 290 apartments is on the one- and two-bedroom market, but a scattering of three-bed apartments also caters for larger families.      5. Haven at Prairie Trace, 280 units

Resort-style living represents another significant niche, and a glance at this development from MAA REIT indicates the ‘holiday at home’ atmosphere that has been achieved. Whereas we usually see a preponderance of one-bedroom apartments, Haven has a greater number of two-bed units as well as a scattering of three-bedroom units.
