Last Year’s Largest Apartment Developments in Jacksonville

Developers completed 2,006 new rental units in Jacksonville last year, marking a 31percent increase over 2014.

   

Jacksonville, Fla.—Development activity in Jacksonville is on the rise, at least as far as apartment construction in The River City is concerned. Last year eight new rental projects with more than 50 units came online, bringing 2,006 new apartments to the market. By comparison, only 1,531 new units were added in the previous year, according to Yardi Matrix.

The average monthly rent for apartments in Jacksonville is currently at $917, with units completed since 2010 commanding $1,269 on average.

     1. The Brooklyn Riverside, 310 units

Pollack Shores made sure this 310-unit modern wonder would turn heads. The 7 colorful three- and four-story buildings at 100 Magnolia St. include 430 parking spaces and 53,000 square feet of retail. Residents can let off steam at a two-story fitness club with cardio, separate yoga space and a bocce court, while a bar lounge and a conference room cater for socializing and business needs.

     2. Gran Bay at Flagler Center, 308 units

The Rohdie Group’s 308-unit project at 13444 Gran Bay Parkway offers plenty of amenities for outdoor activities, from saltwater swimming pool to numerous BBQ and picnic areas. Other common-space amenities include a resident lounge, clubroom with internet café, fitness center with children’s activity room. The interiors are equally well-equipped, with stainless steel appliances and espresso kitchen cabinets.

     3. The Views at Harbortown, 300 units

The focus is clearly on couples and young professionals at Fairfield Residential’s 300-unit multifamily project. Located at 14030 Atlantic Blvd, The Views at Harbortown offers mainly one-bedroom apartments (174 units), but thanks to the generous size of the development, there was still enough room for 105 two-bed and 21 three-bed units for families. Parking is also ample with 650 on-site spaces.

     4. 220 Riverside, 294 units

NAI Hallmark Partners’ 251,898 square-foot, six-story building also targets young renters with 187 one-bed and 107 two-bed apartments. The large saltwater pool, the outdoor grilling areas and the lounge and social gathering areas also appeal to this niche. Units feature high-end finishes such as granite countertops, stainless steel appliances, brushed nickel cabinet hardware and hardwood floors.

     5. Sorrel Luxury Apartments, 290 units

Pegasus Residential’s new project focuses more on young and larger families with a larger proportion of two- and three- bedroom apartments—132 and 41, respectively— and “just” 117 one-bed units. Just like at 220 Riverside and Gran Bay at Flagler Center, residents have access to a saltwater pool. The three-story buildings include parking on the first floors—a total of 638 parking spaces are available on site.
