La-Z-Boy Signs 221 KSF Full-Building Lease in MD

16101 Queens Court in Upper Marlboro, Md.

National furniture manufacturer La-Z-Boy has signed a full-building, 12-year lease of 220,800 square feet in Upper Marlboro, Md., on a property owned by MRP Industrial and AEW. The building is part of the 3.2 million-square-foot Collington Trade Center, more specifically the four-building, 510,000-square-foot Collington Park industrial-flex campus in Prince George’s County.

The property is situated at 16101 Queens Court, on a 13-acre site adjacent to Route 301, which is one of the main north/south corridors in Prince George’s County. Route 50, along with interstates 495, 97 and 95 are also within easy reach, while downtown Washington, D.C. is roughly a one-hour drive west. Construction of the tilt-wall panel building commenced in 2014. The property features:

32-foot ceiling heights
40 dock doors
two overhead drive-in doors
185-foot truck court
seven-inch unreinforced concrete flooring

Expanding business community

The manufacturing company is planning to transfer its distribution and logistics operation into the facility by fall 2018. Collington Park includes a 175,000-square-foot FedEx Ground package and sorting facility. MRP Industrial intends to add a 90,000-square-foot flex/R&D building and a 25,000-square-foot single-story commercial building to the business community.

Lisa Goodwin, senior vice president of MRP Industrial and Lance Schwarz, senior vice president of NAI Michael, represented the landlord. Senior Vice President Rob Tamillo, Senior Associate Zak Mirkowski, Managing Director Todd Hughes and Senior Associate Greg Ferraro of JLL represented La-Z-Boy.
