JLL to Lease Planned Industrial Asset in NJ

Upon completion in June 2019, Onyx Equities' distribution center will bring 120,000 square feet of Class A space to the Route 17 corridor.

Following its strategic redevelopment program, Onyx Equities has received approval to build a 120,000-square-foot distribution center in Mahwah, N.J. The firm selected JLL Executive Managing Director David Knee and Managing Directors Christopher Hile and Dean Brody as the exclusive leasing agents for the upcoming facility.

The landlord will erect the building at 440 Franklin Turnpike, on a 7.8-acre parcel located along the busy Route 17 corridor. The site currently contains a vacant 108,000-square-foot office building completed in 1960 and set for demolition in June. The project is slated for completion in the summer of 2019 and will feature:

  • 6,000 square feet of office space
  • 36-foot clear height
  • 50- by 47-foot column span
  • fire suppression systems
  • ample trailer parking
  • 15 tailgate doors
  • two drive-ins

When completed, 440 Franklin Turnpike will be the only Class A, modern distribution center in this submarket,” Hile said in a prepared statement. “This is a tremendous opportunity to lease a state-of-the-art logistics facility. The property is ideally located near major transportation routes. It is perfect for one or possibly two tenants.”
