JLL Completes Office HQ Lease in Irvine

The company represented both the tenant, Xponential Fitness, and the landlords, Hines and PIMCO, in the transaction. The space leased will serve as the tenant’s corporate headquarters.

Xponential Fitness has leased a 26,273-square-foot space at Intersect, a 430,000-square-foot Class A office in Irvine, Calif. JLL represented both the tenant and the landlords, Hines and PIMCO, in the deal. Xponential Fitness will use the space for its corporate headquarters.

Located at 17877 Von Karman Ave., the building occupies five acres and is near Interstate 405. John Wayne Airport is within one mile of the asset. The office complex was built in 1990, and underwent cosmetic renovations in 2004 and 2015. Intersect provides controlled access and features 650 parking spaces.

“After a comprehensive property search, the firm selected Intersect because it was able to offer unparalleled branding and signage opportunities, as well as favorable lease terms,” said Scott Wetzel, of JLL’s Orange County office, in prepared remarks. “The new headquarters will allow Xponential to establish a retail-like experience for its guests and employees, with the functionality of a creative office campus and the amenities of a modern hotel.”

JLL Orange County’s Wetzel and Matt Christensen represented Xponential Fitness, and Wade Clark and Joe Bevan worked on behalf of the lessor. According to a Yardi Matrix report, Orange County gave its best performance in 2017. By the end of the year, the metro reached its lowest vacancy rate since the recession.
