IQHQ Inks 50 KSF Life Science Lease in San Diego

This genomic research laboratory will be the first institute of this type to be located in the city's downtown area.

IQHQ Inc. has signed a 50,000-square-foot lease at its Research and Development District in downtown San Diego.

Leading genomics research laboratory J. Craig Venter Institute will relocate its West Coast office at the $1.5 billion life science property while also expanding its footprint.

The tenant is expected to move into RaDD’s third building The Core in 2026. JCVI will occupy an entire floor, as well as additional space for its new advanced human genome sequencing facility. This will be the first scientific institute to be located in downtown San Diego.

Founded in 1992, the JCVI is one of the largest dedicated scientists team for genomic research and its legacy contributed to multiple breakthroughs in the global and local life sciences ecosystem.

Completed in 2024, The Core is a seven-story Class A+ life science building totaling 269,341 square feet at 950 Waterfront Place. The facility includes 48,000 square feet of retail space, while its amenity package features more than five acres of green space, dining spaces, a museum and an event space.

The Core is part of the five-building collection that came online last year as RaDD’s first phase, that includes The Rise (729,903 square feet), The Vida (396,154 square feet), The Alley (132,068 square feet) and The Edge (104,527 square feet).

Sitting on a nearly 19.6-acre lot on the west side of the urban life science waterfront district, the property is close to Interstate 5 and to multiple transit options. San Diego International Airport is some 3 miles away.

Cushman & Wakefield’s Vice Chairman Brett Ward is appointed as exclusive leasing broker is charge of the lab and office space at RaDD, while retail leasing is led by Retail Insite’s Principals Matt Moser and Chris Hodgman.

An active developer

The life science REIT and real estate developer has been growing its footprint in key hubs across the nation. In San Francisco, IQHQ is developing The Spur, a four-building life science district. Backed by $275 million in construction financing, the company topped out the first phase of the project, a 330,000-square-foot eight-story building last year, with construction on the entire project anticipated to reach completion this year.

Meanwhile in Boston, the company is developing Fenway Center, a two-building campus that will total 1.9 million square feet of office, lab and retail space. The $1 billion project is in partnership with Meredith Management. Developers broke ground on the second phase back in 2021.
