The City of Glendale has announced the selection of Integral Real Estate Development as the Master Developer for the Glendale Riverwalk Development Project. The city sought inspiration from the success of the San Antonio River Walk which attracts 5 million visitors per year and generates over $8 billion, and other entertainment district projects such as the Kansas City Power & Light District.
The Glendale Riverwalk Master Plan (GRMP) envisions, along the half mile of Cherry Creek that runs through Glendale, a waterfront mixed-use development that will include 432,000 square feet of retail, commercial and entertainment space; 400,000 square feet for hotel development; a 60,000-square-foot theater and a 40,000-square-foot open-air amphitheater.
The 42-acre project site, located in the heart of metropolitan Denver, will focus on combining entertainment with nature. There will be 20 acres of recreation greenways along Cherry Creek, bicycle/pedestrian pathways and the navigable man-made waterway. Access will be facilitated by a trolley system that will connect the Riverwalk to Infinity Park and Cherry Creek Shopping Center.
The team will be spearheaded by Brian J. Levitt, managing member of Integral Real Estate Development, who has managed the development of more than $500 million of retail, multi-family and mixed-used space, including the first LEED-certified mall in the US (Northfield Stapleton). The design architect of the project will be HOK Architects. Other members of the team gathered by Integral will be Populous Architecture, Tryba Architects, Vision Land Consultants, general contractor Beck and Turner Construction.
The Glendale Riverwalk is designed as a common liquor consumption area, one of the first in Colorado, and joining other tourist destinations such as New Orleans, Las Vegas and the San Antonio River Walk. Construction is set to begin in 2012.
