Houston 186-Acre Medical District Lands First Partner

CHI St. Luke’s Health partnered with The Signorelli Co. for Vivacity, a 186-acre medical and wellness district northeast of Houston, which is part of Valley Ranch, a 1,400-acre mixed-use development.

CHI St. Luke’s Health is the first health care partner for Vivacity, a 186-acre medical and wellness district northeast of Houston. Developed by The Signorelli Co., the medical complex is part of Valley Ranch, a 1,400-acre mixed-use development in Porter, Texas.

Located at the intersection of Grand Parkway and Interstate 69, the project will include 2.5 million square feet of health, wellness, research and life science facilities, along with hospitality, retail and other conveniences. Property amenities will include a 10-acre pedestrian park, 25 acres of parks and walkways with seven lakes and fountains. The property is a 15-minute drive from Bush International Airport and 30 miles north of downtown Houston. The asset is in an area with 600,000 people living within a 10-mile radius, with a $90,000 average household income and 120,000 daily traffic counts.

CHI St. Luke’s Health and The Signorelli Co. will work together over the coming months to decide how best to phase, collaborate and scale with key companies, institutions and physician partners being recruited into the Vivacity Medical District, according to Danny Signorelli, CEO of The Signorelli Co. CHI St. Luke’s operates several hospitals, emergency centers, medical groups and clinics in central, south, north and northwest Houston.

“Vivacity is focused on becoming the destination where emerging preventative wellness and personalized medicine will be brought to the individual in a unique, patient-friendly environment,” said Tom Wittenberg of The Signorelli Co., in prepared remarks. “Vivacity will leverage its connected campus, world-class health partners, academic research and clinical services in collaboration with industry technology partners to promote improved health outcomes in a single, convenient campus.”

Other than the 186-acre medical district, Valley Ranch also plans to include:

  • 2,500 single-family homes;
  • 1,000 multifamily residences;
  • 57 acres with 1.5 million square feet of planned office space office;
  • the 240-acre Valley Ranch Town Center;
  • a community water park;
  • a 135-acre Town Grove Park; and
  • New Caney ISD schools.

Signorelli broke ground on Valley Ranch Town Center, a shopping, dining and entertainment destination, in 2015. The center includes an 8,500-seat stadium, planned amphitheater and a Cinemark movie theater. The first phase opened fall 2016.
