Hollingsworth Kicks Off 2 MSF Industrial Project

The development may expand by an additional 800,000 square feet.

The Hollingsworth Cos. has broken ground on SouthPoint Mississippi Industrial Park, a project spanning more than 2 million square feet in Grenada, Miss., with the possibility of a future 800,000-square-foot expansion.

Upon full buildout, the park will comprise 14 buildings ranging between 108,000 and 173,000 square feet. Construction began on two speculative facilities, set for delivery by the end of the year. The space will cater to advanced manufacturing and logistics tenants.

Located off Interstate 55, the development is halfway between Memphis, Tenn., and Jackson, Miss., in an area bound to undergo infrastructure improvements. The Grenada Municipal Airport is within 5 miles from the site.

Mississippi’s strong workforce, competitive cost structure and central position were the selling points for The Hollingsworth Cos., according to a company statement. The project is also set to create up to 2,500 jobs and a direct economic impact of $4 billion.

The Hollingsworth Cos. owns 21 million square feet of industrial space throughout 18 states. The firm kicked off 2025 by delivering more than 662,000 square feet of product during the first quarter.

Southeast manufacturing post-tariffs

The company is active in the Southeast, banking on manufacturing’s growth on account of reshoring trends and tariff adjustments. The latter is likely to impact industries such as heavy machinery, electronics, consumer goods and automotive, according to The Hollingsworth Cos.  

Fiat Chrysler Automobile already tasked Prologis and Broadstone Net Lease to build a 422,000-square-foot project in Forsyth, Ga., while Stellantis also turned to Broadstone to construct a 1.2 million-square-foot development in Bremen, Ga.
