Holder Properties Secures $44M for Atlanta Industrial Facility

JLL Capital Markets brokered the loan and joint venture equity.

Holder Properties has obtained $44 million in financing for the construction of a 388,960-square-foot industrial development in Conyers, Ga., called Dogwood Logistics Center. The deal consists of a $25.4 million construction loan and $18.7 million in joint venture equity.

Pinnacle Financial Partners provided the loan, and Hartford Investment Management Co. placed the joint venture equity. JLL Capital Markets arranged both deals.

Dogwood Logistics Center is expected to be completed by the summer of 2026 and will consist of two shallow-bay, rear load buildings with ceiling heights of 36 feet. Spanning 205,265 and 187,593 square feet, the facilities will also contain concrete tilt-wall construction, 60-foot dock bay depths, building depths of 210 to 230 feet and TPO roofing.

The property is located at 2810 Dogwood Drive in Conyers, about 30 miles from downtown Atlanta. The buildings are positioned with frontage against Interstate 20, in addition to providing access to interstates 75, 85, 285 and 675 through Atlanta.

This is the second collaboration this year between Holder Properties, Pinnacle Financial Partners and Hartford Investment Management. In May, Holder Properties and its partner Tamarack Investments secured a $46 million construction loan and $25 million in joint venture equity for Coal Mountain Industrial Park, a 608,642-square-foot industrial facility in Cumming, Ga.

Atlanta industrial market remains strong

Development in Atlanta’s industrial market more than doubled year-over-year as of April, according to Yardi Research Data. The area also reached $204 million in industrial sales volume year-to-date, with an average sale price of $143.38 per square foot.

Atlanta’s industrial vacancy rate of 8.2 percent at the end of April was also lower than the national average of 8.8 percent, however, the figure was higher than the 5 percent recorded in April 2023.

One recent industrial development in Atlanta is Phase One of Jackson 85 North Business Park in Pendergrass, Ga., which consists of two speculative Class A warehouses totaling more than 1.5 million square feet. Trammel Crow Co. and CBRE Investment Management completed that project in February.
