Hines Plans Industrial Park in Northeast Atlanta

Phase one is on track for completion by the end of the year.

Hines has started construction on the first phase of Thurmon Tanner Logistics, a three-building industrial park in Flowery Branch, Ga., in northeast Atlanta.

Hines has started construction on a 445,000-square-foot rear-load industrial property with 36-foot clear heights. It is the first phase of a three-building industrial park in Flowery Branch, Ga., a fast-growing submarket in northeast Atlanta.

Building A in the Thurmon Tanner Logistics park is slated for completion in the fourth quarter. Construction will begin soon on Building B, an asset that will be more than 265,000 square feet, and Building C, which will have 110,000 square feet of space. Both buildings will be rear load and have clear heights of 32 feet. The two smaller buildings will still have above standard trailer parking, sharing a total of 98 trailer stalls. Completion dates for Buildings B and C were not released.

Ryan Wood, managing director at Houston-based Hines, said the new development will bring high-quality industrial offerings to the largest industrial submarket in the Atlanta region. Wood called the market impressive and said it is experiencing strong growth. The three Class A, state-of-the-art buildings are designed to meet the distribution needs of tenants looking to service markets in the Atlanta area and the Carolinas. The property has easy access to Interstate-985 and proximity to Atlanta.

The industrial park is being built by Ordner Construction Co. Hines has selected NAI to be the leasing agent for the project.

Earlier logistics projects

Hines broke ground on Busch Logistics Park, a two-building industrial project totaling about 732,000 square feet located on 97 acres of land in Bartow County, about 45 northwest of Atlanta, in January 2021. Now completed, it was Hines’ first Atlanta-area logistics property. The company simultaneously built two speculative properties. Building A has 523,541 square feet and features a cross-dock configuration and 36-foot clear height. Building B has 207,989 square feet in a rear-load configuration with a 32-foot clear height. Wood said at the time the size of the buildings would enable the property to serve tenants seeking 75,000 to more than 500,000 square feet of space in another rapidly growing market in the Atlanta region.

One of Hines’ most recent industrial developments is the four-building Tampa Commerce Center, a Class A industrial park in Tampa, Fla., that will have more than 600,000 square feet. Hines broke ground on the property near Tampa Executive Airport this month. Phase one will have two buildings, one about 150,000 square feet with a rear-load configuration and 32-foot clear heights, and the second building with about 250,000 square feet in a cross-dock configuration with 36-foot clear heights. The first phase is slated for completion in the fourth quarter. In a later phase, Hines plans to construct two buildings with 124,000 square feet and 79,500 square feet. This is Hines’ first Tampa-area industrial project.
