Hillwood to Develop 2 Spec Buildings at AllianceTexas

These facilities will total more than 1 million square feet when complete.

Hillwood will begin construction next month on two speculative industrial facilities totaling more than 1.1 million square feet at its 27,000-acre AllianceTexas master-planned development in North Fort Worth, Texas. Both buildings are slated for completion in 2026.

Alliance Westport 15 will be a 798,494-square-foot facility at Mobility Way and Intermodal Parkway. Alliance Gateway 34, a 310,036-square-foot building, will be constructed at Westport Parkway and Independence Parkway. Bill Burton, Hillwood executive vice president, said in prepared remarks the properties will be located in two distinct industrial sectors within AllianceTexas and are essential to the firm’s plan to maintain a pipeline of high-quality speculative space at the development.

GSR Andrade Architects designed both buildings and Westwood Professional Services provided civil engineering design. Hillwood Construction Services will serve as the general contractor. Frost Bank financed Alliance Westport 15, while Alliance Gateway 34 is financed by b1Bank.

Transportation highlights

The two new spec buildings will leverage AllianceTexas’ transportation infrastructure anchored by the AllianceTexas Mobility Innovation Zone, Perot Field Fort Worth Alliance Airport and the BNSF Alliance Intermodal Facility. Supply chain network amenities at AllianceTexas include the FedEx Ground Hub, two UPS Ground Sort Hubs, the FedEx Express Southwest Regional Air Hub and the Amazon Air Regional Hub.

Alliance Westport 15 will offer direct connectivity to Intermodal Parkway, FM 156, Perot Field and the BNSF Railway’s Alliance Intermodal Facility. Alliance Gateway 34 will be 4 miles east, between U.S. 377 and the recently expanded State Highway 170.

Spec development details

Because of its proximity to the Alliance Intermodal Facility, Alliance Westport 15 will benefit from Denton County’s low-tax cost structure and up to 60 percent drayage cost savings. The building will feature a 40-foot clear height, 570-foot building depth, 60-foot loading bays and a cross-dock configuration with two 190-foot truck courts. It will also have land to add a third truck court. The property will initially comprise 199 trailer parking spaces and 360 car parking spaces.

Alliance Gateway 34 will be divisible to 146,947 square feet and have a 36-foot clear height, 310-foot building depth, 60-foot loading bays and a rear-load configuration with a 190-foot truck court. It will initially provide 73 trailer parking spaces and 286 car parking spaces.

Hillwood stated spec improvements will be constructed with the shell building to allow a tenant to immediately occupy and operate upon completion. Upgrades are to include approximately 2,500 square feet of office space, LED warehouse lighting, warehouse power and dock-door packages.

Two recent spec milestones

The news about Alliance Westport 15 and Alliance Gateway 34 comes soon after Hillwood landed two major speculative clients at AllianceTexas.

Last week, Wistron chose two speculative buildings in the master-planned campus for two AI supercomputer facilities totaling 1.1 million square feet, in a project estimated at $761 million. Both facilities are expected to be operational by early 2026.

And earlier this month, Hillwood partnered with SGS Studios to open a 450,000-square-foot film and television production campus at the previously named Alliance Center East 2 and 3. Both speculative buildings came online in 2024. Hillwood and SGS are collaborating with Paramount Television on the project, which is now the largest operating studio facility in Texas.

Dallas-Fort Worth market demand

The Dallas-Fort Worth industrial market continues to lead the U.S. with nearly 20 million square feet of construction activity and ranks as one of the top markets in both supply and demand, according to JLL’s second-quarter report. Due to strong realized demand through the first half of 2025, the Metroplex is on pace for 20 million square feet of annual absorption for the seventh consecutive year, the report noted.

It was also the only market to surpass 4 million square feet of absorption in the second quarter, according to JLL. Continued lease up of speculative construction deliveries has contributed to the 0.5 percent drop in vacancy over the past 12 months.
