Hillwood Adds to Massive Fort Worth Campus

Two spec buildings will come online at this 27,000-acre industrial park.

Hillwood has broken ground on a pair of speculative industrial buildings at AllianceTexas, its 27,000-acre master-planned development in Fort Worth, Texas.

RGA Architects designed the buildings and Inwood Bank provided construction financing. Peloton Land Solutions is the civil engineer on the project, while Hillwood Construction Services serves as general contractor.

Alliance Center East 2 and Alliance Center East 3 will each measure 224,616 square feet. Both facilities will be situated along Interstate 35W, north of Westport Parkway. Speculative tenant improvements are due to be completed by the first quarter of 2024.

Each building will include 32-foot clear heights, 260-foot building depths, 60-foot loading bays and a 185-foot truck court with additional land available for expanded vehicle or trailer parking. Speculative tenant improvements will include office space, which can be reduced or expanded by 2,500 square feet, as well as LED warehouse lighting.

Hillwood Senior Vice President Rick Goetz and Director of Industrial Leasing Samuel Rhea are the leasing brokers for the facilities. Goetz noted in prepared remarks that there is continued market demand for spaces as large as 225,000 square feet, mainly within the manufacturing industry, 3PLs and the ecommerce sector.

AllianceTexas, at a glance

AllianceTexas is home to 562 companies that have have approximately 55 million square feet of developed commercial real estate assets. Hillwood’s strategy for the massive campus is to continually have available and occupiable Class A speculative industrial options of all sizes for new and existing customers.

AllianceTexas’ transportation infrastructure includes the AllianceTexas Mobility Innovation Zone, Perot Field Fort Worth Alliance Airport and BNSF Railway’s Alliance Intermodal Facility. The project offers access to one of the busiest freight corridors in the U.S.

Hillwood recently entered into a lease agreement with wire and cable producer Southwire for Alliance Westport 25, an industrial facility that is being expanded from 1.08 million square feet to 1.18 million square feet. The property is part of the 1,200-acre Alliance Westport sector offering more than 15 million square feet of developable space.
