Haymes Lands Tenant at Manhattan Tower

The company Fireblocks will occuppy 35,000 square feet at 5 Penn Plaza.

Digital asset infrastructure company Fireblocks has leased 35,000 square feet at Haymes Investment’s 5 Penn Plaza, a 650,329-square-foot office building in Midtown Manhattan.

Fireblocks is relocating from its current office at 441 Ninth Ave., to 5 Penn, where it will occupy the entire 23rd floor, as well as a prebuilt unit on the 24th floor penthouse.

JLL arranged the deal on behalf of the ownership, while Newmark represented the tenant in the lease transaction.

June saw average advertised listing rates in Manhattan slide to $67.97 per square foot, down 4.7 percent year-over-year, according to the latest Yardi Matrix office report. Office vacancy in the borough dropped to 15.2 percent, reflecting a 130-basis-point decrease over a 12-month period.

Earlier this week, Vornado Realty Trust inked a new deal at its recently redeveloped 31-story office tower in Midtown Manhattan. Under a 19-year deal, Verizon will lease more than 195,000 square feet of office space on the eighth through 10th floors.

The former Printing Crafts Building

Haymes Investment has been the owner of 5 Penn since 1981, when the company acquired the property for $6.6 million, according to Yardi Research Data. Originally known as the Printing Crafts Building, the 24-story tower features 30,000 square foot floorplates, 10 elevators and a 28,977-square-foot showroom.

Built in 1917, the building underwent several cosmetic renovations between 2006 and 2024. The most recent upgrades include a new lobby, an amenity center featuring conferencing facilities, fitness center, golf simulator, podcast room and a dog-friendly roof deck.

Other tenants at 5 Penn include NY E-Health Collaborative, Dynatrace, Noom, Altus, Octaura, Veolia and Dewberry.

The JLL team working on behalf of the owner included Vice Chairman Mitch Konsker, Executive Managing Directors Christine Colley, Greg Wang and Dan Turkewitz, together with Associate Vice President Kristen Morgan and Associate Kate Roush. Newmark Executive Managing Director Aaron Ellison and Associate Director Adam Spector represented Fireblocks in the lease signing.
