Hanover JV Begins Work on Houston Industrial Facility

The project is scheduled for delivery in 2026.

The industrial arm of Hanover Co., Hanover Industrial, along with its capital partner, Pearlmark Real Estate, have broken ground on a new light industrial facility in North Houston. Dubbed Ella 45, the Class A, 254,000-square-foot property represents the company’s latest industrial project to start construction in the company’s home state.

According to Yardi Matrix data, Houston was one of the top metros for industrial deliveries in the first half of 2025, showing healthy demand for this type of space. The project is being constructed on 18.9 acres of land and will have clear heights of 36 feet, 48 dock doors, 38 trailer parking spots, 3,360 square feet of office space and a front-load configuration for diverse tenant use. The estimated completion date is set for the second quarter of 2026.

“We’re proud to contribute to North Houston’s continued economic growth by transforming an underutilized, infill tract of land into a well-designed home for companies engaged in logistics, light manufacturing, and other services that keep Houston moving forward,” James Melody, development partner at Hanover, told Commercial Property Executive.

Originally registered in September 2025, the estimated project cost is $17.3 million, the Texas Department of Licensing and Regulation shows. Situated along Interstate 45, which links Houston with the Dallas–Fort Worth metro area, the construction site benefits from efficient distribution routes and access to a diverse labor pool. The metro’s proximity to the Port of Houston is a driver for industrial activity in the area. Freight activity is high in areas such as Southeast and East Houston submarkets, though the North Houston area is also used for port distribution.

Powers Brown is the architect, with Kimley-Horn as the civil engineer for Ella 45. CBRE’s Senior Vice President Faron Wiley, Executive Vice President Billy Gold, and associates Charles Herold and Jett Bush, are the deal partners.

Located at 14410 Ella Blvd., the project is being built near the intersection of Ella Boulevard and Kuykendahl Road. The George Bush Intercontinental Airport is within just over 9 miles and the Port of Houston is about 24 miles away. Nearby, Trammell Crow Co. recently delivered Blue Ridge Commerce Center, a five-facility, 1.4 million-square-foot industrial campus.

Hanover expansion in Houston and beyond

This past August, Hanover and Transwestern Investment Group broke ground on a separate project in South Houston, Kirby 288, the American Journal of Transportation reported. The project includes a 213,425-square-foot speculative cross-dock warehouse with 36-foot clear heights and 360-foot building depth. Completion is also expected in the second quarter of 2026. 

Hanover previously announced a 357,840-square-foot industrial project in Northampton, Pa., in June 2025. This is the company’s first project in the Lehigh Valley submarket of Philadelphia and is slated to come online in June 2026.
