Hanover Breaks Ground on Philly-Area Industrial Project
This marks the company's entry into the Lehigh Valley submarket.

Texas-based Hanover Co. has broken ground on Savage Road, a 357,840-square-foot industrial development in Northampton, Pa. The project will mark the company’s entry into the Lehigh Valley submarket.
Upon completion, the Class A facility will include 51 dock doors with a 36-foot clear height. Hanover brought Ware Malcomb on the project as the architect, and construction is slated for completion in June 2026.
Taking shape at 770 Savage Road, the upcoming property will have access to major roadways such as interstates 78 and 476 and U.S. Route 22, as well as the Port of New York and New Jersey. New York City and Philadelphia are 90 and 70 miles away, respectively. The Lehigh Valley International Airport is less than 6 miles away.
In May 2025, Traded reported that Hanover Co. purchased an industrial site along Savage Road for $23.3 million. Impact Environmental sold the asset and Cushman & Wakefield brokered the transaction.

Hanover has expanded its industrial projects nationwide, and this new venture is a part of its strategy to strengthen its footprint in well-performing industrial markets. Last year, the company entered a partnership with Northwestern Mutual and began phase one of an 118-acre, 1.7 million-square-foot industrial campus in Frederick, Md. The first building at Frederick Airport Park is expected to open sometime in 2025.
Philadelphia industrial market remains strong
The construction pipeline in Philadelphia’s industrial market remained steady through April with 8.3 million square feet of industrial space underway, according to Yardi Research data, representing 1.8 percent of existing stock and 10 basis points above the national benchmark. The metro outpaced Atlanta (1.6 percent), Kansas City (1.4 percent) and New Jersey (1 percent).
Most recently, Portman Holdings completed phase one of the I-76 Trade Center. This included the construction of a logistics facility totaling 636,121 square feet in Exton, Pa. The $330 million industrial project is set to comprise 1.9 million square feet upon completion.
