Garden of Life Expands HQ at SoFla Campus

Corporate Center at Gardens is 100 percent leased and recently underwent an $8.8 million capital improvement program that included HVAC and lobby upgrades, common-area buildouts and new restrooms.

Cushman & Wakefield negotiated a headquarters lease renewal and expansion at Corporate Center at the Gardens, a two-building, mid-rise office complex in Palm Beach Gardens, Fla. Garden of Life, an innovator in whole-food, science-based, USDA Organic and Non-GMO Project Verified nutrition, will now occupy 36,096 square feet at the property.

Located at 4200 and 4400 Northcorp Parkway, the LEED Gold business center encompasses a total of 113,565 square feet at Building 4200, a four-story, 95,065-square-foot structure built in 1996 and Building 4400, a two-story, 18,500-square-foot property completed in 1999. The campus, which features covered and garage parking, recently underwent an $8.8 million modernization program. Renovations included extensive tenant improvements, HVAC and lobby upgrades, common-area buildouts, new restrooms, exterior site improvements, signage and a new roof on Building 4200.

Continued growth

Garden of Life expanded its presence at Building 4200 from 27,958 square feet, increasing its space by 8,138 square feet. The additional space will allow for the company’s continued growth and future workplace plans. The campus is currently 100 percent leased to a mix of tenants, including Oxford Global Resources, Olympus Insurance Co. and Weiss Research Inc.

C&W Managing Director Anthony Librizzi secured the long-term lease on behalf of building owner Alchemy-ABR Investment Partners, while CBRE’s team of First Vice Presidents Kevin Probel and Kevin McCarthy represented the tenant in the lease negotiations. According to Yardi Matrix, the New York-based landlord acquired the asset in March 2016 from Lexington Realty Trust in a $30.1 million deal.

“The lease reinforces our continued optimism on the growth and strong market fundamentals of the northern Palm Beach County market as well as the positioning of our property within it,” said Brian Ray, managing partner of Alchemy-ABR Investment Partners, in prepared remarks. “Corporate Center at the Gardens creates a modern and unique work environment for this market that effectively addresses the demands of today’s tenants,” added Librizzi.

Corporate Center at Gardens provides visibility and signage opportunities along Interstate 95, just south of PGA Boulevard. The campus is close to country clubs, executive housing and high-end retail at The Gardens Mall and Downtown at the Gardens.
