Fortress Development Kicks Off $1B Bellevue Project

The mixed-use development will feature the first InterContinental Hotel in the Pacific Northwest.

Construction has begun on Fortress Development’s $1 billion Avenue Bellevue mixed-use project in downtown Bellevue, Wash., that will feature two towers with 322 luxury condos, the first InterContinental Hotel in the Pacific Northwest and 85,000 square feet of retail. Both towers are expected to be completed by summer 2022.

Located on the corner of Northeast Eighth Street and Bellevue Way, the 25-story West Tower will feature 224 condos known as “The Residences of Avenue Bellevue.” Units will range from studios to two-bedroom homes. The high-end units will feature materials and finishes from Italian designers including gourmet kitchens from Ernestomeda, bathroom fittings from Gessi and Antoniolupi and custom walk-in closets from Poliform. Amenities will include a fitness room with cardio and spin equipment and yoga room, residents’ lounge, private dog run and valet service.

The 266-key hotel, to be operated by Benchmark, will have the first 11 floors of the 26-story South Tower and feature two bars and a restaurant—BUDDHazen, an Asian-themed bar and restaurant from the team behind Buddakan, Tao, Asia de Cuba and China Grill. The hotel will also have 14,250 square feet of meeting space, including a grand ballroom and junior ballroom, a business center, full-service spa and fitness center.

The remaining 98 luxury estate homes will be built atop the hotel and will feature one- to three-bedroom units, with an average size of 1,500 square feet. There will also be seven penthouses, including one for Andy Lakha, CEO & principal of Fortress. Residents will have access to the InterContinental Hotel services, including room service, housekeeping, concierge, spa and fitness center.

The Plaza at Avenue Bellevue will link the South and West Towers and feature retail, food and nightlife, a fresh market and fine dining, including Angler, a new restaurant from the three Michelin-star chef Joshua Skenes. The development will be located across from The Bellevue Collection, which includes Bellevue Square, Bellevue Place and Lincoln Square, featuring 250 stores, 23 restaurants, a movie theater and 1,000 luxury hotel rooms. One of the hotels is W Bellevue Hotel, which has 220 guestrooms and 25 suites and opened two years ago as part of the Lincoln Square expansion.

General contractor for Avenue Bellevue is PCL Construction Services. Designers include a partnership by Weber Thompson and CollinsWoerman and hospitality design firm Hirsch Bedner Associates. Quintessentially will be the lifestyle management company for the residences.
