Film Studio Inks LA-Area Lease

Owner and property manager LBA Realty signed a new 166,359-square-foot lease at Rockefeller Crossing, an industrial facility in Santa Clarita, Calif.

An unnamed independent studio operator has signed a 166,359-square-foot lease at Rockefeller Crossing, an industrial property in Santa Clarita, Calif., owned and managed by LBA Realty. 

Located at 27420 Ave. Scott, about 45 miles from downtown Los Angeles, the 338,551-square-foot property features 30-foot clear-height ceilings, dock-high doors and 498 parking spaces. A variety of retail and dining options are located nearby and the facility provides easy access to Interstate 5.

LBA Realty purchased the Class A industrial property from Lincoln Property Co. in May 2017 for $45.6 million, according to Yardi Matrix data. The three-building asset was completed in 1989.

“This is a prime location for a film studio and a great cost alternative to other, pricier destinations in L.A. County due to the City of Santa Clarita Valley’s extreme film-friendliness,” Peters said in prepared remarks.

A CBRE team of Craig Peters and Sam Glendon represented the tenant and the landlord in the deal. Earlier this month, LBA Realty’s industrial arm, LBA Logistics, acquired a 624,356-square-foot industrial property in Sacramento from Sacramento Foodco Investors.
