Exclusive: Walmart Buys New York Store

Walmart Realty has bought the 220,000-square-foot building it occupies at Republic Plaza, a 252,000-square-foot shopping center in Farmingdale, N.Y. MetLife Real Estate Investment sold the property for $48 million or $320 per square foot, according to Yardi Matrix information.

Located at 965 Broadhollow Road on Staten Island, the Walmart store had been under MetLife Real Estate’s ownership since 2014. The 149,706-square-foot property came online in 2006, being at the time the largest Walmart prototype on Long Island. Then, in 2020, the retail building was expanded by 62,450 square feet and the store became a Walmart Supercenter.

Republic Plaza is just east of U.S. Route 110 and west of Republic Airport. The property is part of a retail corridor that also includes Airport Plaza.

For this year, retail market trends predict resiliency, with strong demand focused on necessity-based, new or renovated assets. The sector faced several challenges in 2025, such as elevated costs, tariffs and negative net absorption; however, leasing activity and occupier demand registered a rebound toward the end of the year.

The U.S. division of Walmart had a strong end of the 2026 fiscal year. During the 12 months ended Jan. 31, the company has opened 12 new stores and completed 675 store remodels. Out of them, four new Supercenters and 125 remodels came online in the fourth quarter of last year.

During the last few years, Walmart has also begun purchasing the retail spaces it occupies, shifting from tenant to owner, as well as shopping centers that house those spaces. Recent examples include Bethel Park Shopping Center, a 202,358-square-foot asset in Pittsburgh’s Bethel Park suburb, and the 165,000-square-foot property at 650 Main Ave. in Norwalk, Conn. The company now owns most of its U.S. locations.
