Italian luxury fashion house Ermenegildo Zegna signed a 10-year, 20,132-square-foot lease at SL Green Realty Corp.’s Midtown Manhattan 10 E. 53rd St. Zegna will move its corporate offices and showrooms from the Crown Building, located just three blocks away, and will occupy the entire seventh floor and a part of the sixth floor. The owner was represented in-house by David Kaufman, while JLL’s Don Preate acted on behalf of the tenant.
The 37-floor, Class A, LEED Silver-certified office building comprises 386,849 square feet of office space and 6,000 square feet of retail space, according to Yardi Matrix. The asset went through a $50 million renovation program, featuring a refurbished and expanded lobby, redesigned façade, rehabilitated plazas with plenty of green space, new windows, elevators and storefronts, enhanced infrastructure, a state-of-the-art security system and side-core floors ranging from 8,400 to 16,400 square feet.
Located in Manhattan’s Plaza District, the structure is minutes away from Fifth Avenue and has views of Central Park. It also sits next to retailers, restaurants, hotels, landmarks such as the Museum of Modern Art and multiple parking lots. Transportation-wise, six different subway lines are within walking distance. Notable tenants include Swarovski, Financial Services Volunteer Corps., Urban Compass, Bruderman Asset Management and Echo Street Capital Management. SL Green recently signed another similar lease at 110 E. 42nd St.
