Duke Realty to Build UNC REX Extension

The two companies have teamed up again to expand a Research Triangle property they originally completed in 2011.

Wake County, N.C.Duke Realty has joined UNC REX Healthcare to expand a medical office building in Holly Springs, N.C. The joint venture had originally developed the asset in December 2011, at the time the first ever collaboration between the Indianapolis-based commercial real estate company and the health system. As per the terms of the venture, Duke will be the developer, owner and manager of the building, which will be fully leased out to the Raleigh, N.C.-based health system.

Located at 617 Avent Ferry Road at the UNC REX Healthcare of Holly Springs campus, the medical office building expansion will add 45,000 square feet of space to the 30,370 already in place. The extension will link to the existing facility via a three-story glass atrium. Completion is aimed for December 2017. Duke is working with architect BSA LifeStructures and general contractor Brasfield & Gorrie on the expansion.

According to UNC REX Vice President of Ambulatory Services Tommy Williams, the expansion is meant to address growing demand for medical services in the Triangle. “The Raleigh-Durham-Chapel Hill Region is one of the fastest-growing areas in the country, resulting in a tremendous need for new healthcare services, especially in southwestern Wake County,” Williams also noted.

UNC REX is looking to further expand its Holly Springs campus with a new 50-bed community hospital. The campus currently consists of REX Express Care of Holly Springs, REX Surgical Specialists, REX Vascular Specialists, REX Primary Care, REX Pediatrics, laboratory and radiology, as well as N.C. Heart & Vascular.
