Duke Realty Leases 58,000 Sq. Ft. to NISA Investment Advisors

Duke Realty Corporation’s St. Louis office recently announced that it has leased 57,690 square feet of office space to NISA Investment Advisors LLC in 101 South Hanley. NISA is set to occupy three contiguous floors in the Class A, 19-story office building located at 101 South Hanley Road in Clayton.

Duke Realty Corp.’s St. Louis office recently announced that it has leased 57,690 square feet of office space to NISA Investment Advisors LLC in 101 South Hanley. NISA is set to occupy three contiguous floors in the Class A, 19-story office building located at 101 South Hanley Road in Clayton.

“We are pleased that NISA Investment Advisors has chosen our 101 South Hanley building for their new headquarters,” said Toby Martin, senior vice president of Duke Realty’s St. Louis operations. “101 S. Hanley provides NISA with three contiguous floors of Class A space. NISA’s careful selection of Duke Realty shows confidence in our ability to provide exceptional space and services at competitive prices.”

NISA Investment Advisors, which currently has around 200 employees, plans to relocate its headquarters from a location off North Meramec Avenue to 101 South Hanley Road, starting in September 2013.

“Duke Realty’s 101 South Hanley provides us with everything we were looking for in our new office space,” said Jess Yawitz, NISA’s CEO. “The building is in the heart of one of the city’s most dynamic business districts and gives us the space we need in adjacent floors that are conveniently connected by internal stairwells. Duke Realty is able to build out our space to our exact specifications so that our new headquarters will allow us to work efficiently and include features important to our employees.”

Situated at the eastern edge of the Clayton business district, the building is accessible via South Hanley Road and Bonhomme Avenue and is minutes away from I-64 and I-170. 101 South Hanley features a glass-enclosed atrium lobby that opens onto a retail corridor, which includes BMO Harris Bank, J. Buck’s Restaurant, Joe’s Java and Deli, Elleard Heffern Fine Jewelers, an on-site car wash service and shoe shine. The current occupancy rate of the building, with NISA’s lease, is 87.1 percent.

NISA was represented in the transaction by Scott Bazoian of Cassidy Turley, while Whitaker Varley, vice president of leasing, represented Duke Realty. NISA has chosen HOK to be the architect for the new space.
