Downtown Philly Office Asset Adds New Tenant

Clarifi has leased more than 7,000 square feet on the fifth floor of a premier asset owned by Nightingale Properties, joining a roster of tenants comprising Spector, Gadon & Rosen and MakeOffices.

Nightingale Properties has signed a 7,165-square-foot new lease with Clarifi at 1635 Market St., a Class A office building in downtown Philadelphia. The financial literacy nonprofit will occupy space on the asset’s fifth floor, relocating from 1608 Walnut St. at the end of October.

The 286,574-square-foot, 19-story property was completed in 1966 and underwent renovations in 2015, Yardi Matrix data shows. It also encompasses a 22,723-square-foot retail component. The roster of tenants includes Spector, Gadon & Rosen, MakeOffices and Magna Legal Services.

The building sits across landmarks such as Liberty Place and The Comcast Center, as well as retailers, eateries, parks and accommodation options. Additionally, it has direct interior access to Suburban Station concourse, while the nearby Amtrak’s Northeast Corridor rail, SEPTA Regional Rail, Subway Surface Line and subway system provide easy access throughout the area.

CBRE First Vice President Matthew Knowles represented the tenant in the transaction. The company’s Senior Vice President Kevin Maloney, Senior Associate Mark Adzick and Senior Vice Presidents George Cauffman and Joseph Wolff acted on behalf of the landlord.

Last summer, the landlord received financing for a three-building office portfolio encapsulating the current property.
