Dermody Properties Developing Spec Industrial Facility in Central Valley

The project's position within the San Joaquin County will ensure access to three NoCal metro areas.

Lathrop, Calif.—Industrial real estate operator and owner Dermody Properties has announced plans to develop a new industrial facility in California’s Central Valley. The project was sourced by Cushman & Wakefield Executive Vice President John McManus, who, along with John Coons and Mark Dowling, handles representation for the development.

Taking shape at 2131-2301 E. Louise Ave. in Lathrop, Calif., the industrial asset is set to feature 622,726 square feet of space. Located in the proximity of the I-5, as well as 12 miles away from the Port of Stockton in San Joaquin County, the facility will benefit from its easy access to the Stockton, Sacramento and Bay Area metros. The facility will cater to tenants from the e-commerce, manufacturing and distribution sectors.

Developed under the name LogistiCenter at Lathrop, the property is set for completion during the spring of next year. Facility features will include 96 dock doors, 126 trailer parking stalls, 36-foot clear height, as well as parking that will accommodate up to 329 vehicles. Additional parking for e-commerce operations will also be made possible. San Joaquin County is serviced by Union Pacific Railroad, Burlington Northern Santa Fe Railroad, the Stockton Metropolitan Airport, as well as the Port of Stockton.
