C&W to Lease, Manage Atlanta Trophy Office Tower

The new owner acquired the property in early May and chose Cushman & Wakefield’s team of experts to spearhead leasing and management efforts.

Lionstone Investments selected Cushman & Wakefield to lease and manage 271 17th St., a Class A, 541,870-square-foot office tower in Atlanta’s Midtown submarket. Also known as BB&T Tower and completed in 2009, the 25-story asset is the newest office building constructed at Atlantic Station.

Senior Director John Zintak and Director of Operations Robbin Pearson will oversee efforts at the property. The two industry veterans recently joined Cushman & Wakefield and were both previously working for Daniel Corp. Zintak leads the company’s office agency leasing group and will guide leasing efforts alongside Senior Associate Laura Power. Pearson will partner with Laurie Harper, director & city lead of asset services, as well as Cary Horvath, senior property manager, who is also a new addition to the firm’s management team.

The LEED-certified asset changed hands in early May, when Lionstone acquired it from a partnership between CBRE Global Investors and KBS Realty Advisors in a $182 million deal, according to Yardi Matrix. The office tower features an on-site management office, concierge service, conference facilities, 24/7 security and branch banking. Other amenities include an on-site car wash and detailing service, reserved parking, concierge dry cleaning service and a café.

IDEAL ATLANTIC STATION LOCATION

Located within the 138-acre Atlantic Station, the property is currently 93.3 percent leased to a tenant roster including BB&T, Sage Software and Womble Carlyle. Atlantic Station is one of the Southeast’s premier mixed-use communities, with tenants enjoying access to nearby amenities such as 11 acres of public parks, 2,600 rental and condo units, more than 50 retailers and 20 restaurants, and numerous entertainment options, including Regal Atlantic Station Stadium 16 and IMAX theater.
