S&S Activewear, a national wholesaler of apparel, signed a 505,000-square-foot lease at Midland Logistics Park, in McDonough, Ga. Executive Managing Director Britt Casey at Cushman & Wakefield facilitated the negotiations on behalf of S&S, while a Strategic Consulting team secured incentives on behalf of the client.

The speculative warehouse is owned by Scannell Properties and totals 699,732 square feet of leasable space. It is currently still under development and slated for completion in the second quarter of 2018. It is expected that the facility will create at least 300 jobs over the next four years.

Booming industrial area

Midland Logistics Park is a master planned corporate site located at 197 Kings Mill Road in McDonough, Ga., about 40 minutes from Atlanta’s Perimeter. The facility features a cross dock configuration, with 113 loading doors, and a 36-foot clear ceiling height. It has 164 trailer parking spaces and 212 auto parking spaces, both expandable.

The McDonough industrial development is located under a mile from Interstate 75 and Route 155. Hartsfield-Jackson International Airport is 25 miles away. Intermodal transportation terminals in Atlanta can be found about 35 miles away. The Port of Savannah is at a distance of 218 miles, while the one in Charleston is 300 miles away. The property is near multiple distribution facilities with tenants such as Nestlé, Ford, John Deere, Georgia-Pacific, The Home Depot and others.

“Our process, which was focused on the state of Georgia as well as adjoining states, ultimately determined that the real estate offerings, labor market and transportation routes within Henry County presented the best solution for S&S’ growth. The final decision to place the operation in McDonough was impacted by all the above, and, in addition, the overall suitability of the Scannell facility for the operational needs of this valued client,” said Britt Casey in a prepared statement.

Cushman & Wakefield’s Lisa Pittman, Ray Stache and James Philpott represented Scannell Properties in the transaction.
