BaltimoreChesapeake Real Estate Group and USAA Real Estate Co. have recently signed a full-building, 571,000-square-foot lease with XPO Logistics at Perryman Logistics Center in Aberdeen, Md. CBRE’s Bill Pellington, Toby Mink and Jon Casella represented the owners.

The Aberdeen County warehouse/distribution building is located at 610 Chelsea Road, neighboring several large facilities occupied by Rite Aid, Bob’s Discount Furniture, Kenco Logistics Services and California-based beauty retailer Sephora. Sitting on a 48.4-acre lot, the e-commerce logistics firm’s new center is situated just 7.5 miles off Interstate 95, within 32 miles from the Port of Baltimore and 42 miles from the Baltimore-Washington International Airport.

Perryman Logistics Center is a Class A industrial building. The groundbreaking of the speculative project was announced in October 2014, with the building being completed in late 2015. The Aberdeen facility features 36-foot clear ceiling heights, 120 loading docks, 130-foot truck court, and an adjacent surface parking garage that can accommodate up to 244 trailers and 518 cars.

“With this new facility, XPO Logistics is continuing to grow its footprint in Maryland and creating new jobs and opportunities for our citizens,” said Maryland Governor Larry Hogan in a prepared statement. The center will employ about 400 people initially, according to the Baltimore Sun. The publication also reports that XPO has already posted several job vacancies for the Harford County facility, the company intending to be “up and running” by this holiday season’s Black Friday.
