Converted Charleston Office Nearing Completion

JLL is overseeing the transformation of the former T-Mobile call center on Daniel Island that will be known as The Landing.

JLL’s Project and Development Services team is spearheading the conversion of a former 88,860-square-foot call center in Charleston, S.C., into a Class A office building. The new property will be dubbed The Landing and is expected to deliver in June.

Located at 115 Fairchild St. on Daniel Island, the four-story facility was completed in 2001 and housed a T-Mobile call center for 17 years. Following the full interior refurbishment, The Landing will feature a color palette intended to reference the city’s nautical history and seaside views. The property provides a parking ratio of 6.5 spaces per 1,000 square feet and convenient access to Interstate 526.

JLL Senior Project Manager Drew Turner and Associate Project Manager Emmi Tibstra are overseeing the renovation process on behalf of the owner, Daniel Island Sun LLC. In March 2018, RocaPoint Partners selected JLL Southeast Central’s Project and Development Services to manage the construction of HALCYON, a mixed-use, $370 million project spanning 135 acres in Alpharetta, Ga.

The Landing improvement team includes HITT Contracting as the general contractor and Warner Summers & Associates as the architect. Bridge Commercial is spearheading leasing and management efforts. The property currently has 72,220 square feet of available space, featuring 22,500-square-foot floor plates.

“With office tenants facing a tight market and significant parking constraints, The Landing will be a compelling new destination for businesses relocating to Charleston or moving within the market,” Turner said in prepared remarks.
