Mountain Development Corp. has signed another law firm tenant at 56 at Roseland, a 400,000-square-foot office building in Roseland, N.J. Connell Foley LLP will take up 75,000 square feet, relocating its headquarters from the nearby 85 Livingston Ave. Mountain Development owns the property in a joint venture with Square Mile Capital.

Multimillion-dollar renovations

The suburban office building is located at 56 Roseland Ave., and recently underwent a $50 million repositioning and renovation plan by architecture, design and planning firm Gensler. Connell Foley’s new space features a conference center, attorney offices and support operations on the first floor, as well as a work café/event area, other offices and administrative workspace on the second floor. The stories are interconnected through a glass and tile staircase.

Other new amenities at the property include hiking trails, volleyball court, walking paths, outdoor fire pit, lounge area, on-site café, upscale fitness center and a landscaped green roof. The property also boasts an optimized Level 2 Data Center.

The asset offers easy access to interstates 280, 287, 80 and 95, and routes 10 and 46. Neighboring amenities include retailers, restaurants, parks and banks. The tenant roster includes law firm Lowenstein Sandler and Brown & Brown Insurance.

JLL’s Tom Reilly, Tom Stanton and Dan Loughlin brokered the transaction on behalf of Connell Foley.

Mountain Development’s vision to reposition 56 at Roseland into a modern legal center has rendered an outstanding result,” Stanton said in a prepared statement. “Connell Foley’s offices here provide the firm with a new and improved corporate image and reflect its goals for the future. On-site ownership and management is another significant benefit.
