Colorado Office Center Finds New Owner

The Church Ranch Office Center in the Denver submarket of Westminster was purchased by a private equity firm. HFF marketed the property on behalf of a special servicer.

HFF arranged the sale of the Church Ranch Office Center in the Denver submarket of Westminster, Colo. The company marketed the property on behalf of a special servicer and procured the buyer, a private equity firm from New York City. 

Two-Building Center 

Located at 10170 and 10249 Church Ranch Way, the 184,738-square-foot site comprises Building II and Building IV, built in 2000 and 2001, respectively. Building II is a two-story, single tenant property, while Building IV features four stories and is used by multiple tenants. At the time of sale, the property was 91 percent leased and 57 percent occupied. The 11.7-acre property offers convenient access to U.S. Route 36 and Interstate 25, with proximity to Boulder, Denver and the greater metro area.

Managing Director Jules Sherwood led the investment sales team representing the seller.

HFF also secured a $44 million financing earlier this year, for a suburban Denver office asset.
