Cold Storage Warehouse Opens in Georgia
The facility spans 210,000 square feet.

Banks Cold Storage has opened a 210,000-square-foot, temperature-controlled warehouse in Commerce, Ga. Ti Cold served as general contractor and designer. Construction kicked off in November 2023.
Located at 2889 Georgia Highway 59, the facility is roughly 3 miles from Interstate 85. Downtown Atlanta is about 73 miles southwest.
The cold storage property has very narrow aisles, 30,000 pallet positions, 35 dock doors, 65-foot clear heights and maintains temperatures from 40 degrees Fahrenheit to -20 degrees Fahrenheit. Additional amenities include a two-story office component and 53 car parking spaces.

The facility will play a key role in the local poultry industry, Georgia Agriculture Commissioner Tyler Harper said in prepared remarks. Additionally, the property is expected to create 70 new jobs.
Between 2019 and 2024, just 103 cold storage properties debuted across the U.S., encompassing roughly 26.7 million square feet. That figure accounted for 0.1 percent of the nation’s existing industrial inventory, underscoring the small size of the refrigerated warehousing market.
Ti Cold’s recent U.S. activity
The Melbourne, Fla.-based Ti Cold designed and completed more than 60 cold storage projects. Last fall, the company began construction on a 132,865-square-foot project for Agile Cold Storage in West Seneca, N.Y., marking their third collaborative effort.
The duo debuted their first development last year, a 215,100-square-foot facility in Macon, Ga., about 86 miles northwest of downtown Atlanta. In June 2024, construction began on their second project encompassing 120,000 square feet, located some 22 miles southwest of New Orleans.
