Cloud Computing Firm Inks 118 KSF Lease in Houston

PROS is relocating its offices to Thor Equities’ new 1 million-square-foot mixed-use Kirby Collection, located in the Greenway Plaza submarket.

Thor Equities Group has leased 118,000 square feet of office space at its new mixed-use development in Houston to PROS. The cloud software company will be the anchor tenant at the 13-story, 186,000-square-foot Class A office building.

The office building is part of Kirby Collection, Thor Equities’ mixed-use project that totals 1 million square feet and is LEED Silver. Included in the project will be a 25-story, 385,000-square-foot luxury rental building and a two-story retail space with 65,000 total square feet.

Office tenants and residents of Kirby Collection will have access to on-site valet and garage parking, a bicycle valet, views of the city skyline, 24-hour security and the rooftop terrace and Skyview Lounge. The development is situated at 3200 Kirby Drive and offers easy access to Richmond Avenue, West Alabama Street, Westheimer Road and U.S. Highway 59.

“Our tenants, in particular PROS, were drawn to the quality of the building’s design, construction and amenities, as well as its prime location in the Upper Kirby District near Houston’s iconic River Oaks neighborhood,” Joseph Sitt, chairman of Thor Equities Group, said in prepared remarks.

Last December, Thor signed deals with three tenants for a combined 36,775 square feet of space at the Kirby Collection, which topped off construction toward the end of 2016.
