CIS Leases 60 KSF in Suburban DC

CIS Secure Computing Inc. will relocate approximately 200 of its employees to the Ashburn Crossing business community, located in the northwestern outskirts of Washington, D.C.

CIS Secure Computing Inc. has signed a 65,000-square-foot lease with St. John Properties Inc. at Ashburn Crossing in Loudoun County, Va. Upon completion in the first quarter of 2018, CIS will relocate approximately 200 of its employees to two, adjacent single-story buildings at 21050 and 21100 Ashburn Crossing Drive. 

Ashburn Crossing is an 81-acre mixed-use business community which will comprise 700,000 square feet of commercial and amenity retail space including R&D, office and flex space. CIS will fully occupy the 45,120-square-foot building at 21100 Ashburn Crossing and take up only 75 percent of the other 29,040-square-foot premises.

The buildings feature brick and glass exteriors and provide free parking at the rate of four spaces per 1,000 square feet. They were designed to exceed LEED Gold certification and include an innovative irrigation system, which will reduce tenants’ irrigation costs by approximately 77 percent.

Data Center Alley

Ashburn Crossing is located at the intersection of Loudoun County Parkway and Gloucester Parkway, in the heart of Loudoun County’s “Data Center Alley,” where up to 70 percent of the world’s Internet traffic flows through each day. Washington-Dulles International Airport is five miles south from the property and Tysons/Capital Beltway is 14 miles east.

“Leasing momentum remains brisk as end-users recognize the value of our flexible commercial space, combined with a strategic location that provides companies with high visibility along Loudoun and Gloucester Parkways, immediate access to their customers, and abundant retail amenities for their employees,” said Matt Holbrook, regional partner for St. John Properties, in a prepared statement.

Danny Severn of St. John Properties represented the landlord and Terry Amling of Lincoln Properties worked on behalf of the tenant in the transaction.

Equinix expanded its Ashburn presence in October, with the addition of a new $98.5 million International Business Exchange data center.
