CenterPoint Expands Industrial Houston Footprint

CenterPoint Properties has acquired two industrial facilities comprising 192,318 square feet in Houston. Constellation Real Estate Partners previously owned the assets, according to Yardi Matrix.

Completed in 2024, the duo is located at 11217 Telephone Road, next to the intersection of Beltway 8 and State Route 35, roughly 18 miles southeast of downtown Houston. The William P. Hobby Airport and the Port of Houston operate approximately 4 and 17 miles away, respectively.

The Beltway frontage, combined with a shallow-bay warehouse configuration, as well as the availability of a 1.3-acre IOS space, creates an efficient metro and port access point for distributors, according to prepared remarks by CenterPoint Senior Vice President Rives Nolen.

The facilities have 28-foot clear heights, 130-foot truck courts, as well as a combined count of 52 dock-high and four drive-in doors, in addition to parking spaces for 318 cars. The tenant roster includes a landscaping company and pool supplier.

With this acquisition, CenterPoint’s Houston footprint grew to more than 2.5 million square feet across 17 properties. One of the company’s previous deals included a 254,705-square-foot asset in Deer Park, Texas. Phelan Development sold the warehouse in February 2025, according to Yardi Matrix.

Anchored in port activity, Houston marches on

Houston continues to be in high demand for warehouse and distribution users thanks to the market’s port, which is the nation’s busiest by total tonnage. Investors are looking to capitalise on that, having deployed $404 million across the market during the first two months of 2026, according to a Yardi Matrix report.

This heightened activity builds on last year’s momentum when the market recorded $2.8 billion in industrial deals. A noteworthy trade closed in December when Ares acquired 1 million square feet of industrial space throughout the metro from Blackstone.
