Carr Workplaces Opens DC-Area Flex Office

The coworking company committed to this space in November.

Flex office provider Carr Workplaces has opened its newest coworking location at 3101 Wilson Blvd., at Comstock Cos.’s Hartford Building, in Arlington, Va. The company leased the 26,331-square-foot office space at the property back in November 2024.

Carr Workplaces Clarendon features amenities such as a rooftop terrace, a lounge and conference center, an on-site cafe, a wellness room and EV charging stations.

Hartford Building’s tenant roster includes Fraym, SIE Consulting Group, KVS Title, Inspire and Aecom among others, Yardi Research Data shows.

Last month, Carr Workplaces relocated within the same office campus in San Francisco, Calif., from Four Embarcadero to One Embarcadero Center. The 45-story, 832,030-square-foot property is under BXP Inc.’s ownership and management.

A LEED Gold-certified building

The 211,450-square-foot Hartford Building has been under Comstock’s ownership since 2020, when the company acquired the asset for $128.8 million, according to Yardi Research Data.

The nine-story building came online in 2002 and features 25,000 square feet average floorplates, as well as 20,000 square feet of retail space. In 2012, the property was awarded the LEED Gold certification for existing buildings operations and maintenance, followed by a recertification in April 2024. Additional amenities include a fitness center and bike storage.

The property is within 1 mile of several parks, eateries and retail options, including The Crossing Clarendon shopping mall, Trader Joe’s and Whole Foods Market. Adjacent to the office building is the Clarendon metro station on the Orange and Silver lines, which connect the property to downtown Washington D.C., some 5 miles east. The closest coworking location to Clarendon by the same provider is at 1050 30th St. NW in Washington D.C.’s Georgetown neighborhood, 4 miles away.

As of May, full-service equivalent listing rates in the D.C. office market averaged $40.52 per square foot—higher than the national average of $33.15—and up 1.8 percent compared to May 2024, according to the latest Yardi Matrix report. Office vacancy in the metro clocked in at 19.4 percent, mirroring the national figure and reflected a 330-basis-point increase year-over-year.
