Capstone Equities Snags Little Tokyo Office Asset

Charles Dunn Co. negotiated the sale of the 55,000-square-foot building that serves as the Federal Public Defenders' Los Angeles office.

Working on behalf of an individual investor, Charles Dunn Co. has sold a 55,000-square-foot office building in Los Angeles’ Little Tokyo neighborhood. According to Yardi Matrix data, Capstone Equities acquired the asset for $18 million.

Located at 321 E. Second St., the 10-story building is fully occupied by the Federal Public Defenders office of the General Services Administration. The property was completed in 1965 and sits about one mile from Santa Ana Freeway. The asset also offers easy access to multiple bus stations, restaurants and hotels, including Tot Restaurant, Miyako Hotel and DoubleTree by Hilton.

Charles Dunn Co.’s John Anthony, Chris Steck and Chris Giordano represented the seller, while Janet Neman negotiated the deal on behalf of the buyer.

Last November, Capstone Equity sold a 258,000-square-foot New York City office building to Stark Enterprises.
