Bridge Development Breaks Ground on LA-Area Industrial Facility

The company has launched construction of Bridge Point Vernon, a 117,360-square-foot asset located three miles south of downtown Los Angeles.

Bridge Development Partners has broken ground on a 117,360-square-foot distribution center in Vernon, Calif. The industrial facility will be constructed on an 8.2-acre site, which was purchased by Bridge Development in mid-2018. The new construction will be branded as Bridge Point Vernon.

Situated at 4224 District Boulevard, the new industrial facility will be within an industrial trade area, approximately three miles south of downtown Los Angeles and its central business district. Additionally, the industrial asset will be located within 20 miles of Los Angeles International Airport.

Characteristics of Bridge Point Vernon will include a 32-foot clear height, 21 exterior loading docks, one grade-level dock door, a 145-foot truck court depth and an 8,000-square-foot mezzanine. Besides these, there will be three points of ingress and egress at the site, two along District Boulevard and one at Maywood Avenue.

“Through this development, Bridge will be transforming what was a previously antiquated collection of buildings into modern state-of-the-art industrial space that will result in jobs and revenue for the City of Vernon,” said Brian Wilson, partner with Bridge Development Partners, in prepared remarks. “In addition to the site’s coveted location, prospective building users will benefit from the City’s business-friendly climate, which aims to promote opportunity and growth.”

Earlier this month, Bridge Development Partners added The Box Yard, a 261,528-square-foot industrial facility, to its Los Angeles portfolio. The company acquired the asset for $68 million, according to Yardi Matrix.
