Brennan Picks Up Greenville-Spartanburg Asset

The facility is part of a larger campus that was developed by VanTrust Real Estate.

Brennan Investment Group has acquired Building 3 of Exchange Logistics Park, a 157,412-square-foot, shallow-bay warehouse in Piedmont, S.C., part of the Greenville-Spartanburg, S.C., metro area. The deal falls in line with Brennan’s strategy favoring such assets.

VanTrust Real Estate sold the property for $15.8 million, according to Yardi Matrix information. First Horizon Bank originated a $10.6 million acquisition loan.

VanTrust developed Exchange Logistics Park, a 73-acre campus totaling 794,680 square feet across three buildings, as its first project in South Carolina. The facilities came online between 2020 and 2023.

Building 3 occupies an 11-acre lot at 120 Exchange Logistics Park Drive. The location is less than half a mile from Interstate 85, providing access to the Greenville-Spartanburg-Anderson industrial corridor. Downtown Greenville, S.C., is 13 miles away, while its international airport is within 23 miles.

It features 32-foot clear heights, three grade-level doors, 15 dock-high doors, ESFR sprinklers, LED lighting, a 135-foot truck court and 94 vehicle parking spots. Its tenant roster includes Halton MEI USA Inc., which signed a lease here in 2024 and established its first manufacturing operation facility in the state, and Dimontonate USA, a subsidiary of Italian supplier Dimontonate Floccati.

Greenville-Spartanburg industrial investment accelerates

Investor interest in the Greenville-Spartanburg’s industrial sector picked up pace in 2026, according to Yardi Matrix information. Year-to-date as of June, 4.3 million square feet changed hands for a combined $235.4 million, with assets selling at $73 per square foot on average.

Industrial sales were up 39 percent, while pricing rose 42 percent over the year. At the end of the first half of 2025, some 3.4 million square feet sold at $51.42 per square foot on average, generating $169.6 million in dollar volume.
