Bozzuto Relocating to Maryland Mixed-Use Campus
The real estate development and management company signed a 58,000-square-foot lease.

Real estate development and management company Bozzuto is moving its corporate headquarters from Greenbelt, Md., to 57,837 square feet at Maple Lawn, a 650-acre mixed-use community in Fulton, Md., developed by Greenebaum Enterprises and St. John Properties Inc.
The company plans to relocate 225 employees to the Howard County property in the first quarter of 2027. Bozzuto will occupy two-and-a-half floors of 8160 Maple Lawn Blvd., a four-story, 100,000-square-foot Class A office building. The firm’s construction, development, administrative, corporate and management teams will relocate to the new space.

Bozzuto will retain its office at 6406 Ivy Lane in Greenbelt for use as a corporate services hub.
Bozzuto is also planning to relocate its Northern Virginia office, but no details were provided on a location. Once both relocations occur, Bozzuto will have five corporate offices around the Washington, D.C., metro. Bozzuto has also recently opened a Seattle office to support its Pacific Northwest portfolio. The company will have 10 corporate offices across the nation.
Founded in 1988, Bozzuto has developed, built and acquired more than 62,000 homes and apartments. The company also manages 150,000 apartments, employs nearly 5,000 people and has approximately $3.5 billion in construction and development pipelines. Bozzuto also operates Wye River Insurance, a risk advisory and insurance brokerage that serves clients across commercial real estate.
Bill Jautze, vice president of leasing at St. John Properties, represented the landlord. CBRE Executive Vice Presidents David Fields and Charlie Carroccio, along with Stream Realty Partners Executive Vice Chairman & Partner Lou Christopher, represented Bozzuto in the transaction.
More leasing at Maple Lawn
A partnership between master developer Greenebaum Enterprises and St. John Properties, Maple Lawn has more than 1,300 homes, more than 1.8 million square feet of commercial space and more than 215,000 square feet of retail amenities.
Bozzuto has built residential developments in the neighborhood, including Maple Lawn Midtown, a townhome community completed in 2013.
8160 Maple Lawn Blvd., the company’s new headquarters, was completed in 2012. The LEED Silver-certified asset has 389 parking spaces and is situated on nearly 3.5 acres.
Ciena Corp., a network technology company, recently leased 28,132 square feet of space on the third floor of 8150 Maple Lawn Blvd., a newly constructed three-story, 86,000-square-foot office building. The company relocated its corporate offices and approximately 160 employees from the BWI Airport area to the Fulton site last month.
In May 2024, the Greenebaum and St. John Properties joint venture unveiled plans for the final three commercial buildings totaling nearly 85,000 square feet at Maple Lawn. 7585 Maple Blvd. is a three-story, 39,000-square-foot medical office building. 7575 Maple Lawn Blvd. is a two-story, 28,000-square-foot medical office building and 7415 Maple Blvd. has 17,000 square feet of retail in a single-story building.
Earlier that year, Window Nation, a window replacer, signed a lease for 50,698 square feet at 8110 Maple Lawn Blvd., a 104,412-square-foot office building. The LEED Gold-certified building came online in 2017.
Maple Lawn is situated near the intersection of state Route 29 and Johns Hopkins Road. It is 20 miles from both Washington, D.C., and Baltimore. It is 3 miles from Interstate 95 and 11 miles from BWI Airport.
