Binswanger Named Exclusive Agent for SC Facility
The Philly-based company will oversee the sale of Baldor Electric Co.’s 162,800-square-foot plant in Clio, S.C.

Clio, S.C.—Baldor Electric Co. has named Binswanger the exclusive agent for the sale of its single-story industrial property that spans approximately 40 acres in Clio, S.C. The 162,800-square-foot plant will be marketed to manufacturers of plastics, rubber, steel, fabricated metal, machinery, electrical equipment/appliance/component, motor vehicle parts, aerospace products and furniture. The facility could also be used as a warehouse or storage space.
Located at 2660 Highway 9 East, 14 miles from the I-95 via Highway 9 and 18 miles from the new SC Inland Port in Dillon, the site is fully fenced and secured by a guard house, swipe badge access and security cameras. Baldor’s facility is 168 miles from the Port of Charleston, while the Charlotte-Douglas International Airport is 106 miles away.
The 1999-built facility has an 8-foot reinforced concrete floor, insulated concrete panel walls and insulated rubber membrane. The roof ceiling is 28 feet high at eaves and 33 feet at the center. Key features include T-8 fluorescent lighting, wet sprinkler system, and fully heated and air conditioned units. Duke Energy supplies the power for the facility. The paved parking has a 154-vehicle capacity.
The property incorporates approximately 12,800 square feet of office space, with a large open work area, 14 private offices, two conference rooms, lobby, IT room and large break room.
