Atlanta Historical Office Building Gets New Tenant

Lion RE:Sources Inc. will occupy almost 25,000 square feet at the former industrial property dating from 1911. Cushman & Wakefield negotiated the lease on behalf of the landlord.

Lion RE:Sources Inc. has inked a 24,936-square-foot lease at Northyards Business Park, a six-building, 276,532-square-foot office campus in Atlanta. Aileen Almassy of Cushman & Wakefield represented the landlord, MetLife Investment Management, in the transaction, while Bill Kilborn of CBRE assisted the tenant.

Located at 384 Northyards Blvd. N.W. in an opportunity zone, Northyards is across the road from The Coca-Cola Company Corporate Office and close to the Georgia Institute of Technology. The property is near Interstate 85 and Hartsfield-Jackson Atlanta International Airport is within a 20-minute drive south.

Initially developed in 1911 on a 17-acre site, Northyards was home to Southern Railway Company’s Roundhouse, a location for the assembly and servicing of passenger trains. The six one-story buildings, dating from 1925, 1951, 1952, 1959 and 1963, respectively, were converted from industrial to office in 2002.

Listed on the National Register of Historic Places in 2002, the property underwent a complete renovation in 2015, per Yardi Matrix data. Its features include 825 parking spaces, a food truck program, MARTA and Stinger bus stops and the Café at The Gathering Spot. The tenant roster features Nielsen and Zenith Media.

In May, MetLife Investment Management signed in an anchor-tenant to its upcoming Midtown Union mixed-use development. The investment firm will occupy 300,000 square feet of Class A office space.
