Atlanta Adaptive Reuse Project Opens Doors

Conversion work at the property began in March 2018, funded by nearly $10 million in construction financing from The State Bank and Trust Co.

Inland Tract

A joint venture between Granite Properties and Third & Urban has completed its redevelopment of Inland Tract, a former Atlanta industrial asset built in 1964. The developer began conversion work in March 2018 to transform the property into creative offices. The owners financed the re-purposing through a two-year, $9.7 million construction mortgage from The State Bank and Trust Co.

Located at 1218 and 1236 Menlo Drive in the city’s West Atlanta office submarket, the two one-story buildings encompass a total of 77,487 square feet. Situated on 3.9 acres, the asset is roughly 2 miles from interstates 75 and 85 and 6 miles northwest of downtown.

The project started as a speculative development, with Wilson, Hull & Neal’s Jamie Hargather and Joseph Rogers recently securing one of the first major tenants, Kitchen United. The firm will occupy 15,000 square feet beginning in April, per Yardi Matrix. The property features high ceilings, a dog walk area and 221 parking spaces.
