Adler Obtains $213M for 1.6 MSF Industrial Portfolio
Spanning five states, the collection encompasses 43 small-bay buildings.

Adler Real Estate Partners has secured a $212.8 million refinancing loan for an eight-property industrial portfolio spanning 1.6 million square feet across five states. JLL Capital Markets arranged the note. New York Life Insurance Co. originated the debt, according to Yardi Matrix.
The transaction comprises 43 small-bay and multi-tenant buildings housing 115 tenants across 22 industries. Occupiers have an average tenure of 10.5 years and operate in sectors such as health care, pharmaceuticals, building services, manufacturing, technology and logistics.
The properties are scattered throughout infill submarkets in Austin, Texas, Dallas-Fort Worth, South Florida, Charlotte, N.C., Birmingham, Ala., and the Baltimore-Washington, D.C., corridor.

In 2023, Adler secured $193 million in financing for a nine-property portfolio totaling 1.7 million square feet across the same five states and markets covered by the latest refinancing. However, the original portfolio also included an asset in Raleigh, N.C., which Adler sold earlier this year.
Several properties included in the 2023 refinancing are also part of the 2026 portfolio, including Kramer at Braker Center in Austin, South Point Business Park in Charlotte, Delray Park of Commerce in Delray Beach, Fla., and Park at Broken Sound in Boca Raton, Fla., according to Yardi Matrix data.
JLL Capital Markets Senior Managing Director Melissa Rose, together with Senior Directors Michael DiCosimo and Jack Britton, in addition to Director Kate Rathman and Associate Nicole Diaz, as well as Analyst Magnus Kron, led the team that arranged the 2026 financing for Adler.
Adler’s latest industrial movements
The refinancing comes just one week after Adler acquired the 275,270-square-foot Ammendale Technology Park in Beltsville, Md., with $37 million in acquisition financing arranged by JLL.
Three months ago, the company recapitalized a select subset of assets from Fund IV through a $343 million package including $203 million in senior financing from Corebridge and $140 million in equity from Partners Group.
Adler entered the fund management business in 2010, and the company has since managed five funds and completed more than 50 acquisitions, totaling 15 million square feet and more than $2 billion in market value.
Industrial lender appetite on the rise
The average loan-to-value ratio for permanent industrial loans clocked in at 60.5 percent during the third quarter, according to a CBRE report. That’s up 300 basis points compared to the previous three-month interval and up 90 basis points year-over-year. The LTV growth could point to an elevated lender appetite as companies underwrite increasingly more leveraged assets.
Another high-profile refinancing loan closed earlier this month when affiliates of Equus Capital Partners obtained $718.2 million for a 52-property, 5.2 million-square-foot shallow-bay industrial portfolio. However, this collection was entirely clustered around metro Phoenix, marking one of the biggest financing deals in the market.
