Acorn Property Sells Jacksonville Office Asset
The Southpoint property previously changed hands in 2015.

Acorn Property Holdings has sold Butler Pointe, a 151,815-square-foot office building in Jacksonville, Fla., for $14.7 million. The property traded at a 22 percent premium to its 2015 sale price, in a deal arranged by NAI Hallmark.
A private investor based in Fort Lauderdale, Fla., purchased the asset. The buyer also obtained a $9.6 million loan issued by Suncoast Credit Union, according to Yardi Matrix information.
Butler Pointe rises five stories at 4500 Salisbury Road, close to Interstate 95 and State Route 202. The property occupies 8 acres within Southpoint, one of the city’s corporate-heavy neighborhoods. Downtown Jacksonville is 8 miles away.

The 1986-completed building features first-floor retail space, an on-site restaurant, an atrium with indoor landscape and 758 parking spots. Recent capital improvements include common-area renovations, HVAC upgrades and parking lot improvements.

Jacksonville’s office sector sees higher prices
Jacksonville’s office fundamentals remained mixed at the end of the second quarter, as limited new Class A space supported rent growth despite the metro’s elevated vacancy, a recent CBRE report shows. The vacancy rate stood at 23.7 percent in June, dropping 140 basis points over the year.
Meanwhile, the market also witnessed a significant rise in average sale prices. Year-to-date as of June 2026, seven office properties totaling 1.3 million square feet sold in the metro at $121 per square foot on average, for a total investment volume of $117 million, according to Yardi Matrix.
The price was nearly 69 percent higher than the one recorded in the same period of 2025, when office properties traded for $71.7 per square foot on average, generating $122 million in sales.
