M&E Realty Partners Acquires Louisville-Area Industrial Asset

This is the company's first acquisition.

Epta Development Corp. and Maynards Group of Companies have formed M&E Realty Partners, a new real estate investment platform that has made its first acquisition. The company purchased 1000 Old Brunerstown Road, an 835,000-square-foot industrial facility in Shelbyville, Ky., within the greater Louisville market. The purchase price was not disclosed.

M&E Realty will focus on acquiring and repositioning real estate assets in the United States, Canada and the United Kingdom. The company combines EDC’s real estate investment, development and asset-management capabilities with Maynards’ global industrial network, valuation and asset-recovery expertise, according to the partners.

Epta and Maynards previously partnered on real estate investments in Canada and the United Kingdom.

The Shelbyville asset includes about 94,450 square feet of office space, with 14 dock doors and four drive-in doors, according to CBRE, which lists the property for lease. The property offers 30-foot to 60-foot clear heights.

M&E Realty plans to implement a leasing and repositioning strategy at the property to attract manufacturing, logistics and other industrial tenants. Overall, the platform is focusing on value-add opportunities for underutilized or operationally complex assets.
