Ambrose Breaks Ground on 1 MSF Columbus-Area Facility
The building is part of a 169-acre campus.

Ambrose has broken ground on the second building at its Columbus Logistics Park – West, a 169-acre logistics park in West Jefferson, Ohio, 20 miles west of downtown Columbus. At full buildout, the campus will include three buildings.
Building II will offer about 1.07 million square feet of space, including a 2,800-square-foot office area. The speculative property will feature a 40-foot clear height, 8-inch unreinforced floor slab, 110 docks, two 4,000-amp panel services and auto and trailer parking to serve a range of logistics tenants. Ambrose has partnered with Bank OZK for the project’s construction financing.
The building offers a minimum divisibility of 531,000 square feet and is targeting LEED Silver certification. It will be available for fixturing in the summer 2027, with substantial completion expected by fall 2027.
The park’s 715,000-square-foot Building I was completed in 2022 and is fully leased to GXO and FST Logistics. As currently planned, Building III will total 596,000 square feet, with 295,000 square feet minimum divisibility.

Columbus Logistics Park – West provides immediate access to Interstate 70 via Route 40, with connectivity to the nearby intermodal logistics terminals, as well as Rickenbacker International Airport.
The project’s general contractor is ARCO, with design services provided by ATA Architects. The Columbus-based Colliers International team is managing leasing and marketing.
Midwest industrial shows strength
The Columbus region recorded 10.8 million square feet of year-to-date net absorption, while overall direct vacancy declined from 5.0 to 4.1 percent, according to a third-quarter report from Colliers. Larger blocks of space, those of 400,000 to 600,000 square feet, are in even tighter supply, at 3.1 percent direct vacancy.
The report added that of the industrial space delivered since 2022, about 93 percent is now occupied or under lease, putting full stabilization at an average of 16.4 months.
Earlier this month, Ambrose broke ground on two additional speculative industrial buildings in the Midwest. Buildings V and VI at Indianapolis Logistics Park-Northwest in Whitestown, Ind., a suburb of Indianapolis, will total about 947,000 square feet and are scheduled for completion in summer 2027.
The two buildings comprise the second phase of the master-planned campus. Potential uses include bulk distribution and light or advanced manufacturing.
