BKM, Kayne Pay $103M for Orlando Industrial Portfolio

The joint venture between BKM Capital Partners and Kayne Anderson Real Estate has paid $103 million for a four-property, 543,000-square-foot light industrial portfolio in Orlando, Fla. Link Logistics sold the assets, Yardi Matrix information shows.

Cushman & Wakefield represented the seller, while BKM had in-house representation. The transaction expands BKM’s Central Florida footprint to 13 assets totaling more than 1 million square feet.

The deal follows the joint venture’s June $1.8 billion acquisition of a larger portfolio from the same seller. At the time, the Blackstone unit divested 51 properties totaling 8.5 million square feet, spread across California, Washington, Texas and Georgia.

Both investments are part of BKM and Kayne’s $1.5 billion partnership, formed in May 2025. The duo is keen on light-industrial and small-bay opportunities in middle-market areas.

The Orlando portfolio includes seven facilities with 22 units. The collection was 95 percent occupied at the time of the sale, with a 4.3-year weighted average lease term.

The four newly acquired assets include:

  • Gridline | District 4, a three-building campus totaling 208,000 square feet at 4600 L.B. McLeod Road
  • Gridline | East Block, a 117,000-square-foot facility at 3600 Vineland Road
  • Bryn Mawr Distribution Center, a 121,000-square-foot, two-building property at 3785 Bryn Mawr St.
  • Seaboard Industrial Center, a 97,000-square-foot warehouse at 4500 Seaboard Road.

The first two properties will join BKM’s existing Gridline collection, while the other two will be operated as standalone campuses.

Built between 1967 and 1999, the four properties span more than 27 acres combined. All assets are situated in the Silver Star and 33rd Street submarkets, in areas close to downtown Orlando and its international airport. The facilities are within a 9-mile radius from each other and provide access to Interstate 4, State Road 408 and Florida’s Turnpike.

BKM plans to upgrade the buildings with roof and HVAC replacements, exterior painting, water-efficient landscaping, parking repairs and new tenant signage. The new owner also plans to reconfigure larger spaces and potentially increase the portfolio’s unit count from 22 to roughly 30.

Cushman & Wakefield Vice Chair Rick Brugge represented Link Logistics. BKM’s in-house team included Managing Director of Acquisitions & Dispositions Brett Turner and Associate Director of Acquisitions and Dispositions Max Stone.

Since the partnership’s inception, BKM and Kayne have made multiple investments across the Southeast. In February, the duo paid $69.5 million for a light-industrial portfolio in Atlanta, marking Kayne Anderson’s first Georgia acquisition. Berkeley Partners and Brookfield Secondaries Group sold the 404,424-square-foot assets.

Orlando industrial deals gain momentum

Investment soared across Orlando’s industrial market in the first half of the year, with sales volume totaling $501 million, up 17 percent over the year, according to an Avison Young report. It was the metro’s strongest first-half period of the past three years. Average pricing also improved by 4 percent year-over-year, reached a new high at $159 per square foot.

In one of the more significant transactions, Basis Industrial and One Investment Management paid $144.6 million for a portfolio spread across Orlando and Atlanta. Albany Road Real Estate Partners sold the shallow-bay industrial assets and received a 24.3 percent premium for the entire portfolio over its previous sale price.
