Disney Pays $115M for Yamaha HQ
The Japan-based company is leaving California for Georgia.

Yamaha Motor Co. has sold its 278,964-square-foot U.S. headquarters in Cypress, Calif., with Avison Young representation. The Walt Disney Co. paid $115.3 million for the Orange County asset, according to Yardi Matrix.
Delivered in 1979, the campus includes a two-story, 50,160-square-foot office building and a research laboratory measuring 55,984 square feet, as well as a 155,878-square-foot warehouse.
The Japan-based company will relocate to Kennesaw, Ga., and expects to vacate the Cypress property, which serves as a corporate and financial hub, by the end of 2028. Until then, Yamaha will occupy its former headquarters under a net lease agreement.

Located on 25 acres at 6555 Katella Ave., the property occupies an entire city block featuring by-right industrial development opportunity. The Port of Los Angeles operates within about 12 miles.
Disney is slated to engage in non-guest-facing operations at the campus, according to The Orange County Register. Just 7 miles away, the company owns the Anaheim, Calif., Disneyland Resort, comprising two theme parks and three hotels, among other retail outlets. Disney purchased another industrial campus next to its Anaheim resort last year, paying $124 million for the 401,302-square-foot asset.
Avison Young Principals Patrick Barnes and Nick Slonek, together with Vice Presidents Paul Clark and Jae Estep, marketed the campus on behalf of Yamaha.
Southern California companies continue to relocate
Yamaha’s relocation is taking place as the firm undergoes structural reforms aiming to improve U.S. operation profitability against the backdrop of tariffs and market volatility.
Southern California corporate relocations go beyond the automotive industry. Just this year, homebuilder KB Home announced its move from Los Angeles to metro Phoenix, set to begin in the spring of 2027. Public Storage also announced that its headquarters will move from Glendale, Calif., to Frisco, Texas.
