Greystar Lands BMW Lease at Greenville-Area Campus
The automaker's new logistics facility is near its Spartanburg, S.C., manufacturing plant.
Greystar has signed a long-term leasing agreement with BMW North America at Mid85, a roughly 2 million-square-foot industrial park in Wellford, S.C., within the Greenville-Spartanburg metro area.
BMW will occupy a cross-dock facility known as Building Two at the campus. Colliers International worked on behalf of the tenant.
The facility totals 917,694 square feet and is the largest structure within the campus, at 510 Logistics Drive. It is situated off Interstate 85, the primary logistics corridor connecting the Greenville-Spartanburg metro area as well as the larger Upstate region to North Carolina and Atlanta. Inland Port Greer is 9 miles away, while Greenville-Spartanburg International Airport is 12 miles from the property.

The facility features 40-foot clear heights, four grade-level doors, 88 dock-high doors, mechanical dock levelers, ESFR sprinkler systems, LED lighting, 199 trailer parking spots and 460 car parking spots.
Mid85 is one of the largest logistics properties within Greystar’s U.S. industrial portfolio. Construction started in 2023 on the project’s first phase, which included two speculative warehouses totaling 1.2 million square feet that came online in 2024.
The other property within Mid85’s first phase is Building One, a rear-load structure totaling 277,648 square feet at 520 Logistics Drive.
BMW builds on Upstate manufacturing hub
Greystar’s Mid85 is a four-building park developed in two phases. The second phase brought the campus to more than 2 million square feet as it includes two additional warehouses. The other properties are Building Three, totaling 611,520 square feet, and Building Four, encompassing 244,620 square feet.
BMW Manufacturing’s Spartanburg plant is less than 10 miles away. The automaker’s 10 million-square-foot campus employs more than 11,000 people and produces more than 1,500 vehicles daily.
BMW recently completed a $1.7 billion investment across its South Carolina operations. The company finished the expansion of its Spartanburg campus and the construction of a new plant in Woodruff, S.C., further cementing its footprint in the state and in the U.S.

Greenville-Spartanburg fundamentals drive investment
Greenville-Spartanburg’s industrial market fundamentals strengthened during the second quarter of 2026, according to a report by CBRE. The market’s vacancy rate declined 80 basis points from the previous quarter to 5.3 percent, down from 7.4 percent a year earlier.
Development continued to moderate following the area’s post-pandemic construction boom, with roughly 2.1 million square feet underway at the end of June. The pipeline was 12.3 percent lower than in the previous quarter. Industrial deliveries totaled 798,000 square feet during the second quarter, representing a roughly 64 percent decline from the first three months of 2026.
Investment activity also continued in Greenville-Spartanburg amid the metro’s improving fundamentals. In August, Invesco Real Estate paid approximately $100 million for an 814,320-square-foot Class A campus in Spartanburg. Brennan Investment Group and Grandview Partners sold the three-building campus known as Crossroads Logistics Park.
